(These policies have been implemented to protect us as well as potential buyers)


A NON-REFUNDABLE deposit of 50% of the cost of the animal is required to put it on hold.




Adopter agrees that all rats adopted from Cutie Pie Acres are being purchased solely as pets for themselves and/or immediate family. Adopter agrees to care for the rat/s in a humane and responsible manner and to provide rat/s with a sanitary and adequate living quarters, fresh food, clean water, and veterinary care.

Adopter understands and agrees that Cutie Pie Acres makes no representations or warranties, expressed or implied, about the rat/s temperament or future health and is hereby absolved from any liability of rat/s for future damages, injuries, veterinary bills, or additional costs of care. Adopter understands and agrees that Cutie Pie Acres further gives no guarantees, expressed or implied, of the suitability or compatibility of rat/s to the Adopter and/or his/her family.

FORMAL NAMING
The adopter agrees to use Cutie Pie Acres or CPA as a prefix in the formal naming of the rat/s on websites, pedigrees, in shows or in any other official documentation where the rat’s name is stated.


TRANSFER OF OWNERSHIP
The rat shall not be sold, given to, or adopted to any firm, corporation, or organization such as a rescue or breeding facility, pet store, or research facility. If at any time the adopter can no longer care for the rat he/she may find a suitable home that can provide for the needs of the rat and is required to contact Cutie Pie Acres at that time with the new adopters contact information.


HEALTH GUARANTEE

Cutie Pie Acres does grant a guarantee that the rat/s are to be healthy at the time of sale. Buyer has 48 hours from time of transferal to notify me of health problems or death of the animal. In such cases a replacement animal of my choosing will be offered. In the event that buyer refuses a replacement animal, no refunds nor monies will be provided. Cutie Pie Acres is not responsible for any incurred veterinary or additional costs of care. Proof and probable cause (as determined by a vet) of death or illness will be required for replacement eligibility. No replacement will be offered where neglect is determined to be the cause.

TEMPERMENT

Cutie Pie Acres makes no explicit or implicit guarantees in reference to temperament of the rat. The adopter assumes all responsibility for the taming and training of the rat. While we make every effort to handle and socialize all our rats we cannot guarantee the temperament of the animal.

PET ONLY

Adopter understands and agrees that any rat/s adopted as “pet only” may not be bred under any circumstance, intentionally or accidentally. Animals determined to be of pet quality do not come with pedigrees and the adopter assumes all risk should they choose to breed that animal, however at no time in the future will pedigrees be available on those animals.

I reserve the right to cancel a sale at any time for any reason, as I deem necessary. In such cases any reserve will be refunded.
